 Yes, in most cases. A building permit is required for any deck attached to the house with a surface more than 24 inches above grade, or any freestanding deck over 24 inches high with an area greater than 10 square metres (about 108 sq ft). Your contractor should handle the permit application — building without one creates problems with insurance and resale.

A basic pressure-treated wood deck runs $25–$45 per square foot installed. Composite decking (Trex, TimberTech) runs $50–$80 per square foot. For a typical 300–400 sq ft deck, expect $8,000–$20,000+ depending on material, complexity, and site conditions. Multi-level designs and custom features add to the total.

Posts must be set below the frost line — a minimum of 4 feet in most of Southern Ontario — to prevent frost heave from lifting and shifting the structure. This is non-negotiable in Ontario's climate. Posts set in shallow footings are the single most common reason fences and decks fail within a few years.

 Composite decking (Trex, TimberTech, Fiberon) is the top choice for low maintenance and longevity — it resists rot, mold, fading, and freeze-thaw damage, with 25-year warranties standard. Pressure-treated wood is the most affordable and still performs well if properly maintained. Cedar offers a natural look but requires annual staining and costs more than PT lumber.

It varies by municipality, but the general standard across Southern Ontario is 1.2 metres (4 ft) in front yards and up to 2.0 metres (6 ft) in side and rear yards. Pool enclosures have stricter requirements. Always confirm with your local municipality before building — fence height violations can require costly removal.
